Understanding how housing attributes are capitalized into prices is central to addressing urban affordability challenges. Using 2799 second-hand housing transactions from Wenzhou, China, this study examines residential price formation under pronounced spatial and structural heterogeneity. Multiple predictive models are evaluated within a unified 10-fold cross-validation framework. Results indicate that Random Forest delivers the strongest predictive performance, achieving a normalized mean squared error below 0.10 and explaining over 90% of out-of-sample price variation, substantially outperforming hedonic regression, regression trees, bagging, boosting, and support vector models. Permutation-based importance analysis identifies district location, building scale, and floor area as the dominant price determinants, while the influence of renovation quality, transportation access, and educational amenities varies across districts and dwelling types. These findings reveal strong nonlinearities and heterogeneous valuation mechanisms in rapidly urbanizing housing markets. Methodologically, the study demonstrates how interpretable machine learning complements traditional hedonic analysis, while providing policy-relevant insights into housing affordability dynamics in medium-sized Chinese cities. Urban sustainability depends on balancing transportation accessibility, housing affordability, and social equity. Displacement—defined in this study as the population-level loss of low-income households from a census block over time—poses a growing challenge to inclusive urban development. This study examines statistical relationships and spatial patterns linking transit accessibility, housing affordability, and low-income household displacement across the four largest counties in Tennessee. Negative binomial regression models are used to quantify relationships between transit accessibility, housing affordability, and displacement, revealing that housing affordability is consistently linked to displacement, while the effects of transit accessibility vary substantially across counties. Bivariate Local Indicators of Spatial Association (LISA) identify localized clusters where displacement coincides with transit or housing constraints, and Multivariate Cluster Typology Analysis classifies census blocks into distinct typologies, highlighting region-specific trade-offs between accessibility and affordability. Together, the results demonstrate that displacement dynamics are highly context dependent, underscoring the need for place-based and sustainability-oriented policy responses. The findings provide an empirical basis for integrating transportation and housing strategies to reduce displacement risks and support equitable and sustainable urban development in diverse metropolitan contexts. This study presents a systematic literature review exploring the challenges and solutions for scaling 3D printing in affordable residential construction in Kuwait. This review explores the urgent need to alleviate housing shortages through faster, cost-effective, and sustainable building approaches, highlighting the potential of additive manufacturing. Guided by the PRISMA framework, this review synthesizes findings from 20 key sources selected from an initial pool of 141 studies. The analysis identifies major scalability challenges—high material costs, limited supply chain readiness, complex regulatory frameworks, environmental constraints, and technical limitations—and evaluates proposed solutions such as geopolymer concrete, advanced printing technologies, and policy reforms. While this study does not include empirical data, it offers a comprehensive synthesis of the existing literature to inform policymakers and industry leaders about the potential of 3D printing to address Kuwait’s housing crisis. The current refugee crisis has revealed flaws in existing systems. Factors such as socioeconomic background, access to housing, and urban policies influence refugees’ abilities to fully participate in city life. The research objective is to analyze the interplay between housing access for adult refugees residing in Curitiba, Brazil, and the city’s targeted public policies and strategies for refugees. The research methodology adopts a case study approach centered on Curitiba, Brazil, with the city shown as a key destination for refugees in Brazil. This study combines qualitative and quantitative techniques, following a structured research protocol that guides the processes of data collection and analysis. The innovation and originality lie in offering a new perspective on how urban strategies intersect with the rights and inclusion of refugees, exploring the relationship between refugees’ housing access and its interconnection with the strategic digital city framework. The results highlight the importance of a multifaceted approach to addressing housing access challenges for refugees, which includes safeguarding their rights, promoting stability, integration, and ensuring their participation in shaping public policies. The conclusion outlines the urgent need to promote integration by reassessing housing affordability, ensuring access to services, engaging refugees in decision-making processes, and improving their social welfare. Recent policy reports and state briefs continue to highlight the trend of out-migration from California. This outflow has been pronounced over the last three years, revealing a substantial net loss (i.e., net migration) of approximately 740,000 residents. However, there has been comparatively less emphasis on new residents moving to California. Over the past decade, California has attracted substantial in-migration from both domestic and international sources with annual inflows often exceeding 300,000 individuals. As such, studying in-migration is noteworthy as it shapes economic, political, and social landscapes. In-migration can alter the demographic profiles of regions, thereby impacting community dynamics, cultural diversity, and the provision of social services. Using pooled data from the American Community Survey (ACS) from 2021 to 2023 and employing a two-way fixed effects regression framework, I study how temporal changes in racial and ethnic composition, age structure, educational attainment, and economic indicators influence in-migration rates per 1000 residents at the public use microdata level (PUMA). The analysis reveals that higher proportions of Asian and Hispanic populations, as well as an increased share of college-educated residents, are positively associated with in-migration. Notably, higher supplemental poverty rates are also associated with greater in-migration, a counterintuitive finding that may reflect mobility toward affordable housing markets. These findings emphasize the importance of recognizing demographic and intra-regional variability, which can aid policymakers and planners in assessing and delivering public services. Full article

This study examines the suitability of multifamily housing for young families in Riyadh in the context of rapid urban growth and rising housing demand. Although apartments are increasingly promoted as efficient and sustainable housing options, limited evidence exists on whether they align with the cultural expectations, affordability constraints, and spatial needs of young Saudi households. A questionnaire of 639 respondents was conducted between January and March 2024, and the data were analysed using a combination of non-parametric and regression-based statistical techniques. Findings show that affordability is the primary barrier to ownership, with married and larger households experiencing the greatest financial pressure. Construction quality, security, room number, and location were the most valued apartment attributes, while stylistic features were less influential. Preferences for full-service gated complexes reflect the importance of privacy, safety, and structured community environments. The data analysis indicates that family size and perceived price-income suitability shape ownership intentions, although the overall model fit suggests additional institutional and market constraints. The study concludes that improving multifamily housing for young families requires integrated policy responses linking affordability measures, governance and building management reforms, and culturally responsive design standards to support the aims of sustainable urban development. Post-industrial waterfronts have become key arenas of urban transformation, where heritage, public space and social equity intersect. This study examined the Xuhui Waterfront in Shanghai under the ‘One River, One Creek’ initiative, which converted former industrial land into a continuous riverfront corridor of parks and cultural venues. The research aimed to evaluate whether this large-scale renewal enhanced social equity or produced new forms of exclusion. A tripartite analytical framework of distributive, procedural and recognitional justice was applied, combining spatial mapping, remote-sensing analysis of vegetation and heat exposure, housing price-to-income ratio assessment, and policy review from 2015 to 2024. The results showed that the continuity of the riverfront, increased greenery and adaptive reuse of industrial structures improved accessibility, environmental quality and cultural enjoyment. However, housing affordability became increasingly polarised, indicating emerging gentrification and generational inequality. This study concluded that this dual outcome reflected the fiscal dependency of state-led renewal on land-lease revenues and high-end development. It suggested that future waterfront projects could adopt financially sustainable yet inclusive models, such as incremental phasing, public–private partnerships and guided self-renewal, to better reconcile heritage conservation, public-space creation and social fairness. An effective housing policy must ensure affordability for individuals across all income levels by integrating advanced technological innovations with comprehensive socioeconomic strategies. Affordable housing fosters social inclusion, whereas sustainability supports long-term environmental protection and economic stability. The success and long-term sustainability of affordable housing initiatives are heavily influenced by current socioeconomic conditions, emphasizing the need for context-specific, inclusive, and sustainable housing solutions. Benchmarks are crucial in affordable housing to determine if it is climate-positive, aligning with the goals of the United Nations’ Sustainable Development Goal 11.1, which seeks to provide affordable and sustainable housing for everyone by 2030. This study uses the Scopus database to perform a scientometric analysis of 595 publications (2015–2024) on sustainability and affordability in housing. Using R-Studio 2025.05.1 + 513.pro3 and VOSviewer 1.6.20, it examines bibliographic trends, research gaps, and collaboration patterns across countries and journals. This study highlights performance thresholds related to economic, environmental, energy, territorial, and climatic factors. However, cost and ecological objectives can cause conflict with each other practically, and hence a balanced approach including green practices, efficient materials, and subsidies is crucial. There is a need for policymakers to address market gaps to prevent socially exclusive or environmentally harmful outcomes, maintain long-term urban resilience, and ensure sustained urban resilience and equitable access to affordable, sustainable housing by 2030. Integrating sustainable materials, circular and climate-resilient design, smart technologies, inclusive governance, and evidence-based policies is crucial for advancing affordable, equitable, and resilient housing. This approach guides future research and policy toward long-term social, economic, and environmental benefits. The findings and recommendations promote sustainable, affordable housing, emphasizing the need for further research on climate-resilient, energy-efficient, and cost-effective building solutions. This study investigates how housing prices influence urban–rural income inequality (URG) in mainland China by explicitly incorporating spatial interdependence and nonlinear adjustment mechanisms, features often neglected in previous research. Using a balanced panel of 31 provinces from 2005 to 2023, we develop a dynamic spatial panel threshold model that jointly accounts for temporal persistence, spatial spillovers, and regime-dependent estimation. This framework enables a full decomposition of housing price effects into direct, indirect (spillover), and total impacts across distinct market regimes. The results reveal three major insights. First, URG in mainland China displays strong temporal persistence, suggesting that income disparities evolve gradually over time. Second, rising housing prices significantly widen the urban–rural income gap, both within provinces and through interprovincial transmission, underscoring the amplifying role of spatial spillovers. Third, threshold estimation identifies a critical housing price level of ln(HP) = 8.4843 (approximately 4838.21 RMB/m2), revealing that the inequality-enhancing effect of housing prices is stronger in low-price regions but diminishes as markets mature and affordability constraints intensify. These findings provide new empirical evidence that the housing market functions as a nonlinear and asymmetric driver of regional inequality in mainland China, with implications for housing policy and inclusive growth. Australia’s National Housing Accord commits governments to delivering 1.2 million well-located homes by 2029, a target that has redefined housing strategy around scale and speed. Yet this quantitative focus risks overlooking the social and cultural dimensions of adequacy. This paper argues that housing policy framed solely around affordability and supply cannot deliver sustainable or inclusive outcomes in a nation as culturally diverse as Australia. Therefore, we introduce the concept of cultural adaptability as the capacity of housing systems to recognise and accommodate diverse household structures, spatial practices, and community values as a structural dimension of ‘adequacy’. Furthermore, this paper conceptualises a multi-level framework spanning strategic, regulatory, and delivery systems to guide the integration of cultural adaptability within Australia’s housing agenda. The paper concludes by recommending pathways for empirical, analytical, and institutional research to improve cultural adaptability within the Australian housing system. Full article

Demographic decline and population ageing present unprecedented challenges to housing systems in post-socialist Europe. With one of the European Union (EU)’s fastest shrinking populations, an underdeveloped social housing sector, and an ageing housing stock dominated by Soviet-era multi-family blocks, Latvia exemplifies these difficulties. Adaptive property reuse—repurposing underutilised buildings into age-friendly social housing—offers a potential solution, but its feasibility depends on complex economic, regulatory, social, and environmental determinants. This study investigated these determinants using a mixed-methods approach. Data were drawn from 312 survey responses, 15 policymaker interviews, 10 developer interviews, and focus group of 25 senior residents across Latvia. Exploratory Factor Analysis (EFA) was used to extract six determinant clusters: site selection, feasibility analysis, design and planning, implementation strategies, monitoring and evaluation, and scaling strategies. The findings demonstrate: (1) economic feasibility and regulatory clarity dominate stakeholder concerns, with financing gaps receiving the lowest ratings (M = 2.91); (2) implementation strategies emerged as the highest-priority determinant, emphasising governance capacity and structured execution; (3) significant trust deficits exist between developers and municipal authorities, undermining collaboration; (4) seniors prioritise design inclusivity and social integration, while developers emphasise cost efficiency and regulatory certainty; and (5) environmental sustainability consistently ranked lower (M ≈ 3.34) across all stakeholder groups due to pressing affordability concerns. Although municipal officers were intentionally oversampled (58%) due to their central role in Latvia’s housing governance, robustness checks confirmed the six-factor structure remained stable across stakeholder groups. This study contributes theoretically by contextualising adaptive reuse within shrinking cities and ageing societies and practically by providing a determinant-based framework for housing policy. Affordable housing has evolved to meet the difficulties of increased demand by offering acceptable living spaces for middle- to low-income families and facilitating access to housing units based on their annual income. This research seeks to investigate the relationship between housing spacing standards and family desire for affordable multifamily housing. It sought to address the changes that were occurring in the internal spaces of multi-story housing because of the inhabitants’ evolving needs. The study investigates the habitability of 25 residential apartments within 6 affordable multifamily housing compounds established in Sulaymaniyah city in Iraq in accordance with Iraqi housing standards. The results show that the rise in family size was the key reason for the considerable physical changes and enhancements that families made to their units. Crucially, the study found an explicit relationship: the wider the difference between the actual habitable space and the minimum Iraqi standards, the more frequently modifications occurred. This implies that inflexible space standards fail to fulfill the actual needs of low-income families, forcing occupants to make alterations despite the possible deterioration of the unit’s internal environment. The study contributes to the discourse on affordable housing in Iraq by offering empirical evidence of household-driven change and underscoring the necessity of incorporating adaptability into future affordable housing design policies. In the context of China’s vigorous promotion of “better housing” construction, transforming affordable housing into “better housing” has become an important practical task. Since the 1960s, when the public housing system was standardized, South Korea has established a diversified and high-quality public housing supply system. Therefore, this study takes public rental housing in Seoul as examples, summarizes the development experience of public housing in South Korea, with the aim of providing new inspirations for the development direction, concepts, and spatial optimization of affordable housing in China. The research examines the Korean public housing policies, housing history, and cultural background from a theoretical perspective, analyzes the formation background and supply types of public housing, as well as the evolution mechanism of the unit plan, and takes typical public rental housing completed in the 2010s as examples to analyze and explore the spatial composition and structural characteristics of the affordable housing unit plans. Finally, based on China’s national conditions, this study highlights the policy implications of South Korea’s public housing experience for the development of affordable housing in China and proposes a “policy-space-culture” tripartite guidance framework to support the realization of the goal of constructing “better housing” within the affordable housing sector. Specifically, (1) at the policy level, it is recommended to establish a multi-tiered supply mechanism and implement an early warning system for emerging affordable housing demands; (2) at the spatial design level, standardization and modularization of housing design are advocated; and (3) at the cultural level, it is suggested to enhance cultural adaptability by aligning housing design with local residential culture and residents’ living habits. This study investigates how Spain’s welfare state transformation—particularly the rollout of IPREM-indexed policies such as the Minimum Living Income (IMV) and the Youth Rental Voucher—interacted with migration flows and tourism-driven housing competition to reshape private rental markets between 2008 and 2025. Using harmonized national data from OPI, Idealista, INE, and the Bank of Spain (2010–2024), we apply a descriptive time-series approach that combines structural break tests (Chow and Bai–Perron), pre/post-2021 correlation comparisons, regional heterogeneity analysis, and robustness checks (including Spearman correlations and jackknife sensitivity analyses). We identify a pronounced structural break in 2021: while consular visa issuances—a proxy for combined migration and tourism inflows—showed no significant association with advertised rental prices before 2021 (r ≈ 0.27, p = 0.41), a remarkably strong co-movement emerged thereafter (r ≈ 0.90–0.92). This shift aligns precisely with the nationwide implementation of IMV, institutionalization of the Youth Voucher, and disbursement of EU Recovery and Resilience Facility funds. The effect is most acute in regions with rigid housing supply and high exposure to tourist-use dwellings (VUT)—notably the Balearic Islands, Murcia, Cantabria, and Navarre—suggesting that increased effective demand may have been absorbed primarily through price increases rather than expanded access. While our observational design precludes causal inference and the findings should be interpreted as exploratory and hypothesis-generating, the convergence of timing, magnitude, and institutional context renders a policy-mediated demand channel plausible. The results caution that, without complementary supply-side measures—such as social housing investment, rehabilitation incentives, or VUT regulation—demand-side subsidies may inadvertently reinforce housing inequality and reduce fiscal efficiency, thereby undermining the sustainability goals they aim to advance. The effectiveness of transit-oriented development (TOD) in achieving emission reductions and energy savings is highly influenced by policy frameworks, the accessibility of sustainable transport systems, and the degree of land use integration. This study investigated the implementation of TOD in Dukuh Atas along the Sudirman–Thamrin corridor in Jakarta to assess its role in promoting energy efficiency and lowering emissions. The analysis incorporated carbon emission calculations, annualized traffic volumes, and emissions data, alongside land use metrics such as the floor area ratio (FAR), job-to-housing ratio, and point-of-interest (POI) density. The findings indicate that while TOD implementation in the corridor is still evolving, there were positive outcomes in several key areas. Energy efficiency measures have been partially realized through the operation of electric buses in the bus rapid transit (BRT) system, electrified rail modes, such as commuter lines, mass rapid transit (MRT), and light rail transit (LRT), and improved pedestrian infrastructure, as reflected in a favorable Pedestrian Environmental Quality Index (PEQI). Public transport ridership has significantly increased, contributing to a measurable reduction in emissions from private vehicle use. The land use analysis showed that medium- to high-density housing dominated (78.94% FAR), with a job-to-housing ratio of approximately 1:2. This study also found that the emission estimates were moderately sensitive to changes in both emission factors (EFs) and vehicle kilometers traveled (VKT). Overall, the results suggest that TOD can effectively contribute to energy savings and emission reductions by enhancing public transport usage and reducing dependence on motorcycles. Moreover, the efficacy of modal shifting in the Global South is significantly influenced by population mobility characteristics, which are intricately linked to socio-cultural factors, alongside government initiatives to improve the quality of mass public transportation systems (e.g., integration, availability, service coverage, affordable fares, and inclusive design).
