French colonial mass housing estates built in Algiers between 1950 and 1962 constitute a substantial part of the city’s housing stock and continue to shape its urban structure. As aging residential environments, they present important challenges for sustainable regeneration. Despite their significance, the relationship between urban configuration and long-term physical deterioration remains poorly understood. This study establishes a georeferenced inventory of these estates by combining archival documentation and field surveys with Geographic Information Systems (GIS) and space syntax analysis. Configurational properties were quantified using Normalized Angular Integration (NAIN) in DepthmapX, while the physical state of each estate was evaluated through a systematic assessment of structural elements, façades, and public spaces. The results reveal considerable variation in integration and a statistically significant relationship between its levels and physical quality. Estates occupying more privileged positions within the street network generally exhibited better maintenance and higher-quality public spaces, whereas more isolated estates experienced greater deterioration. The findings suggest that street integration is associated with estate performance, providing quantitative evidence to support sustainable regeneration planning by proposing a practical decision-support framework for identifying evidence-based resilience planning and governance priorities. Against a backdrop of tightening environmental regulations and escalating climate-related risks, the construction sector faces mounting pressure to improve both its sustainability performance and long-term resilience. As a market-oriented institutional tool, green finance policy has been widely identified as a pivotal lever for advancing corporate green innovation; nevertheless, its causal impact on green innovation in construction enterprises—an essential foundation for sustained industry resilience—has Iyet to be fully examined in empirical research. Capitalizing on the exogenous variation introduced by China’s Green Finance Reform and Innovation Pilot Zone (GFRIPZ) initiative, this study investigates 105 construction enterprises listed on the Chinese stock market from 2010 to 2020. Employing a Difference-in-Differences (DiD) estimation strategy, we find that the GFRIPZ initiative significantly boosts green innovation among construction enterprises. This positive association persists after a series of robustness assessments. Channel analysis identifies financing conditions as a key pathway linking the GFRIPZ initiative to green innovation. Reduced financing frictions allow construction enterprises to increase investment in environmentally oriented technological activities. Additional sub-sample analysis corroborates that the GFRIPZ policy exerts a far more salient innovation incentive effect on non-state-owned construction firms, which aligns with the stronger impetus for in-house R&D under competitive market conditions. These findings offer empirical evidence that well-designed green finance policies can serve as effective institutional enablers of green innovation, thereby contributing to the sustainable resilience of the construction sector. The findings offer actionable guidance for regulators on incorporating financial instruments into governance frameworks that support sustainable construction. Full article

Building-applied photovoltaics (BAPV) offer a practical retrofit pathway for the prefabricated social housing estates of Central and Eastern Europe. This study assesses the solar and photovoltaic potential of post-WW II housing districts in Poznań, Poland, through a multi-scale workflow spanning the city, district, and building levels. Measured municipal rooftop data for 336 residential buildings in four districts were combined with tree-inclusive parametric solar simulations, calibrated against the rooftop solar cadastre (normalized mean bias error of +0.4% after calibration), to select South Winogrady and two representative buildings. Three PV design scenarios were then evaluated in roof, facade, and combined configurations using a techno-economic model that incorporates manufacturer-warranted degradation, maintenance, inverter replacement, and a ±25% electricity price and installation cost sensitivity envelope. Roof configurations pay back in 6.6–7.2 years (30-year return on investment of 286–321%), facade systems are economically defensible only on the best-exposed surfaces (8.9–13.8 years), and all configurations remain profitable even under the pessimistic bounding case. ENVI-met simulations of the same scenarios show localized pedestrian-level reductions in the Universal Thermal Climate Index of up to 2.41 °C near the PV-equipped buildings, persisting under 2050 climate projections. The results provide a transferable evidence chain for prioritizing BAPV retrofits in standardized post-war housing stock. Full article

As urban areas grow and face climate-related challenges, rooftop greenhouses (RTGs) offer a promising approach for Controlled Environment Agriculture (CEA) to enhance urban food production while providing potential energy-saving benefits. However, the energy performance of RTGs integrated with mid-rise residential buildings, which represent a substantial proportion of the existing urban housing stock in cold climates, remains poorly understood. This study investigated the influence of RTG integration on the energy demand and indoor thermal conditions of a four-story residential building across cold-climate regions. Dynamic simulations using IDA-ICE were performed to analyze the influence of different glazing and shading configurations, comparing rooftop and ground-based greenhouse scenarios and host building performance. RTG integration reduced the host building’s annual heating demand by 6.2–7.6%, with thermal buffering primarily benefiting the top floor, where heating demand decreased by up to 24.2%, while lower floors remained largely unaffected. No summertime overheating risks were observed. Compared to a ground-based greenhouse, the RTG had a lower heating energy use by 2.8–14.6% depending on glazing and shading configuration, by using free heat from the host building. This study highlights the potential of RTG integration as a passive energy-saving measure, while supporting sustainable urban food production, contributing to more sustainable and climate-resilient cities. Aging residential buildings constructed under outdated design standards create an urgent need for scalable, evidence-based indoor safety assessment methods. Conventional manual inspections rely on subjective checklists, lack audit trails, and are impractical for widespread deployment. This study presents a vision-based digital twin and AI agent framework that converts a single continuous smartphone video into an explainable, evidence-constrained safety assessment. The pipeline employs MASt3R-SLAM to reconstruct a metric-scale 3D point cloud from monocular video, calibrated with AprilTag fiducials for absolute scale. SpatialLM parses the geometry to extract semantic entities and spatial relationships. Risk guidelines are formalized into a computable Risk Prototype structure, unified within a hierarchical SceneState data structure that binds geometric measurements, semantic labels, image observations, and regulatory knowledge. A LangGraph-based AI agent conducts a dual-pathway assessment: an initial whole-dwelling scan followed by iterative follow-up queries invoking tool calls for measurement, knowledge retrieval, or visual cross-checking. In a pilot validation across five heterogeneous residences, with detailed manual comparison in two representative cases, the framework achieved risk recall rates of 77.8–100% and precision rates of 45.0–70.0% against the single-assessor manual reference. The average judgment closure rate was 71.7%, with spatial granularity enhancement of up to 2.2× in complex environments. These results suggest that the framework can achieve risk coverage comparable to manual checklist inspection while offering enhanced granularity in complex environments and quantitative precision in well-defined spaces. This study examines the asymmetric relationship between housing prices and stock market returns across China’s major economic regions. Specifically, it investigates whether positive and negative shocks exhibit different transmission dynamics and whether these dynamics vary across regions characterized by different levels of financial development and housing market maturity. Using monthly data from 2005 to 2024, the study employs region-specific asymmetric vector autoregression (VAR) models, asymmetric Granger causality tests, and generalized impulse response analysis based on asymmetric decompositions of housing prices and stock market returns. The results suggest that statistically significant housing-to-stock predictability is observed primarily following negative housing price shocks in selected regions, whereas positive shocks generally exhibit weaker or statistically insignificant predictive effects. Conversely, positive stock market shocks generally provide more consistent evidence of stock-to-housing predictability, particularly in the Eastern and Central regions, although the responses are more mixed in the Western region and vary in magnitude, statistical significance, and persistence across regional markets. Overall, the results provide evidence of heterogeneous dynamic transmission patterns across China’s major economic regions and suggest that housing-related downside risk may represent an important source of regional macro-financial vulnerability. In the context of urban stock renewal and metropolitanization, radial rail transit corridors in megacities need to transition from singular transportation functions to composite development carriers. This study proposes a hybrid multi-criteria decision-making (MCDM) model combining the Interval-Valued Intuitionistic Fuzzy Analytic Hierarchy Process (IVIF-AHP) with the entropy weight method, featuring an adaptive weighting mechanism that balances subjective expert judgment and objective data patterns. Novel corridor-scale indicators (i.e., hub functional matching, jobs–housing proximity, and gradient stability) are introduced, alongside a three-stage renewal pathway identification method. A case study of five Shanghai corridors (Lines 5, 9, 11, 16, and 17) reveals that jobs–housing spatial proximity is the primary vitality dimension (weight 0.244), while functional mix exhibits a pattern that identifies it as a common shortcoming across all corridors. The five corridors are classified into three vitality tiers, with five typical syndromes diagnosed. A sensitivity analysis confirms the robustness of corridor rankings to weighting and normalization choices, but reveals their sensitivity to the jobs–housing proximity threshold, which validates the 10 km standard. The proposed model offers quantitative diagnostics and differentiated renewal strategies, providing planning references for corridor renewal. Full article

The Net Zero debate is getting more contested as 25% of the UK emissions are directly attributable to the built environment, and 80% of it is expected to come from the existing building stock. Hence, decarbonising the existing building stock is significant, as the domestic housing sector dominates. There is a strong connection between the UK government policies and the progression of housing retrofit. However, limited studies have reviewed this interdependency. The Stern Review validated the importance of early action on climate change two decades ago. Ever since the UK adopted a strong climate change agenda when developing policies. This study aimed to analyse the housing retrofit policy actions over the last two decades and their influence on improving the performance of the housing stock. The study is limited to analysing policy actions relevant to England, which maintains the largest residential housing stock in the UK, with 26 million homes compared with Scotland’s 2.5 million, Wales’s 1.5 million and Northern Ireland’s 0.8 million, while keeping the narrative in the UK context. The detailed policy review, along with political party manifesto analysis, was undertaken as the main data collection strategy. The data was analysed chronologically to explain the patterns and underline narratives. Findings reveal that the existing retrofit policies are not always in favour of the broader sustainability requirements of the country. Governments have changed their direction quite often and focused on short-term priorities for long-term gains. There is a critical need for robust, consistent and transparent policies (interconnected with other policies) as a long-term strategy for achieving sustainable goals. Full article

As China shifts from expansion-oriented urbanization to stock-based renewal, cities need diagnostic tools that can identify built-environment deficiencies and translate them into spatially targeted renewal priorities. Building on China’s official urban physical examination system, this study develops a land-renewal-oriented diagnostic workflow across four spatial scales: housing, community, block, and urban area. The framework integrates top-down objective assessment of land, facilities, infrastructure, environment, and safety conditions with bottom-up resident satisfaction evaluation. It then converts composite health scores, problem concentration, and safety relevance into three renewal priority categories: Priority Level III (critical renewal), Priority Level II (general renewal), and Priority Level I (long-term optimization). Using Wu’an, a resource-dependent county-level city in Hebei Province, as a case study, the results show that Priority Level III problems are concentrated mainly at the housing scale, especially corridor safety hazards, while widespread pipeline aging and age-friendly retrofitting needs are classified as Priority Level II medium-term renewal issues. Community and block scales mainly show facility, governance, and functional mismatches. The contribution of this study is not the four-tier scale structure itself, which is derived from existing policy, but the operational translation of urban physical examination results into spatial diagnosis for land renewal, renewal priority classification, and action-plan formulation. The workflow offers a transferable methodological reference for county-level stock renewal, while local indicators, thresholds, and implementation pathways require contextual adaptation. Full article

Existing urban residential buildings contribute substantially to operational energy use and carbon emissions in the building sector, making low-carbon retrofitting a key approach to improving the performance of the existing housing stock. This study conducts a bibliometric and systematic review of research on low-carbon retrofitting of existing urban residential buildings in China. Journal articles published between 2015 and 2025 were retrieved from Web of Science and Scopus, and 91 studies were retained after screening. Bibliometric analysis was used to examine annual publication trends, source distribution, keyword co-occurrence, thematic evolution, and organizational collaboration. The systematic review further synthesised evidence on retrofit policies, technical measures, and performance evaluation methods. The results indicate a clear increase in publications in recent years, with research attention shifting from basic energy-saving measures towards multi-objective optimization, carbon reduction, and thermal comfort improvement. The review suggests that China’s residential retrofit policies can be understood as a multi-level framework supporting retrofit implementation. Retrofit strategies have gradually shifted from individual measures towards integrated retrofit packages, while performance evaluation has expanded from energy-saving assessment to broader considerations of carbon emissions, occupant comfort, and economic feasibility. The review highlights the need for more consistent evaluation boundaries, stronger integration of lifecycle carbon accounting and occupant behaviour, and climate-responsive retrofit strategies. These findings provide a structured basis for comparing retrofit approaches, strengthening the connection between policy and technology, and supporting decision-making in large-scale residential retrofit programmes. The purpose of this study is to examine the importance of architectural details and artefacts as cultural markers within the interior spaces of adaptively reused heritage buildings in Sofia’s historic urban centre. A comparative study was performed on three significant early twentieth-century residential buildings: the house linked to the former ‘Excelsior’/‘Asen Zlatarov’ cinema complex at Blvd ‘Christo Botev’ N85, the former residence at Blvd ‘Christo Botev’ N75, and the building at Blvd ‘Stamboliyski’ N36—the latter two have both been transformed into hotels. The research employs an interdisciplinary methodology combining archival research, field surveys, photographic documentation, 3D laser scanning, and comparative stylistic analysis. The study’s principal contribution is the development of a transferable analytical framework for classifying interior details by function (constructive or decorative), location (enclosing surfaces, fixed furnishings, vertical circulation), and material—a framework not previously applied to this building stock in the Bulgarian context. The findings confirm that authentic interior details—including stair railings, flooring patterns, gypsum cornices, ornamental plasterwork, heating appliances, and joinery—function as reliable cultural artefacts and markers of historical period and stylistic identity. These details serve as evidence for dating, authenticating, and analysing the evolution of architectural style elements. Preserving and integrating these elements into adapted interiors strengthens architectural identity and supports the sustainable reuse of cultural heritage for contemporary purposes. Full article

Innovation-oriented productive forces are increasingly concentrated in cities, but the multiscale mechanisms through which the built environment shapes these forces remain insufficiently understood. This study develops a spatial analytical framework linking firm-level new quality productive forces (NQPF) to fine-grained urban spatial structures. Using 89 A-share listed firms in the Xiamen–Zhangzhou–Quanzhou (XZQ) urban agglomeration, we first construct an entropy-weighted NQPF index from eleven financial indicators related to R&D human capital, advanced capital stock, intangible assets, and operational efficiency. Kernel density estimation is then used to transform discrete firm-level NQPF values into a continuous 600 m × 600 m grid surface as the dependent variable. On the explanatory side, 27 built-environment variables are organized into an integrated indicator system covering urban form, natural conditions, jobs–housing structure, and service infrastructures. We combine cross-validated recursive feature elimination (RFE-CV) with multiscale geographically weighted regression (MGWR) to construct two model specifications: a 7-variable parsimonious subset and a 14-variable highest-performing subset. This dual-subset design allows us to distinguish core structural drivers from more context-dependent spatial mechanisms. The results reveal three mechanisms. First, ecological adaptation reflects the scale-dependent enabling and constraining effects of infrastructure and natural-foundation variables. Second, structural coordination shows that mature cores may experience crowding-related suppression when functional and institutional resources become spatially mismatched. Third, boundary activation indicates that transport, public-service, and leisure-related facilities can activate peripheral and cross-jurisdictional interface zones when supported by network connectivity and institutional coordination. By coupling variable-specific bandwidths with local coefficients, this study advances the analysis of spatial heterogeneity and provides evidence for differentiated, innovation-oriented urban regeneration. Announcements of major transport infrastructure can reorganize land markets long before construction begins, as expectations are capitalized into prices and building decisions—with direct implications for sustainable territorial planning. This study examines the real estate response to the 2024 announcement of the Torquemada airport project in the Valparaíso Region, Chile. We assemble a high-resolution microterritorial panel at the block–semester–land-use level, integrating three Chilean administrative registers: the SII cadastre (over 100 million construction lines across 16 semestral snapshots, 2018–2025), the F2890 conveyance records (1.49 million geolocated transactions), and the daily Unidad de Fomento series. We estimate a multi-outcome spatial difference-in-differences design, complemented by an event study, land-use heterogeneity analysis, local indicators of spatial association, placebo tests, spatial-weight sensitivity analysis, and the heterogeneity-robust Callaway–Sant’Anna estimator. We find a robust increase in new-parcel construction in the zone of influence—identified by an annual event study against never-treated controls whose pre-announcement coefficients are small and trendless, in sharp contrast to the uniformly positive pre-trends of the expansion and aggregate-stock series—together with selective appreciation of non-residential uses and no detectable effect on housing value. The expansion and aggregate-stock components are not separately identified: their pre-announcement trends are strongly non-parallel, so the corresponding fixed-effects coefficients are read as design-conditional associations. The evidence supports an activation of the extensive margin (new-parcel building) rather than a recomposition away from densification. We read the evidence as the anticipatory footprint of the announcement rather than a point causal effect. Detecting this footprint before construction enables anticipatory value capture and sprawl-containment policy while the planning window remains open. Full article

Apartment floor plans have traditionally been interpreted through qualitative typological readings, but coded floor-plan datasets now enable reproducible quantitative analysis. This article examines architectural metadata from apartment units in Aurinkolahti, Helsinki, Finland, to explore typological repetition, spatial compactness, and selected indicators of domestic spatial quality. Rather than reconstructing full apartment geometries, the study treats each mapped layout as an architectural metadata record and distinguishes it from the number of built apartments represented by that layout. This stock-sensitive distinction allows repeated floor plans to be analyzed as components of housing production, not merely as individual cases. The workflow includes data cleaning, classification-coverage assessment, weighted and unweighted summaries, temporal grouping, compactness metrics, repetition indicators, kitchen-related quality markers, exploratory clustering, and statistical modeling. Results show typological concentration around a limited number of layout families and identify the 2021–2023 period as combining smaller weighted mean floor areas, higher repetition intensity, and lower kitchen natural-light shares. Coded floor-plan metadata are therefore positioned as a limited but useful intermediate form of architectural evidence: more structured than visual typological description, but not a substitute for direct plan analysis or comprehensive housing-quality assessment. As cities increasingly rely on retrofitting aging housing stock to achieve decarbonization and climate resilience goals, a critical gap remains in assessing whether buildings are viable candidates for retrofit prior to detailed design. This study proposes a constructability-based pre-design screening framework for evaluating retrofit feasibility in legacy masonry row homes using digital inspection data. The framework introduces a dual-index system comprising a Retrofit Feasibility Index (RFI), which quantifies technical readiness across structural integrity, envelope condition, moisture exposure, utilities, durability, and constructability, and an Economic Rehabilitation Index (ERI), which captures relative cost burden across major retrofit drivers. A key innovation of the study is the integration of floor-resolved diagnostics, which reveal significant vertical heterogeneity in retrofit feasibility that is not captured by conventional whole-building assessments. An application to a case study row home demonstrates that upper floors are highly feasible, while ground-level moisture-driven deterioration and structural constraints significantly reduce overall viability, leading to a targeted retrofit classification. The findings further establish moisture as a primary degradation mechanism that influences both structural performance and economic costs. The framework enables rapid, evidence-based retrofit triage under uncertainty, bridging the gap between digital inspection technologies and constructability-driven decision-making in aging urban housing systems.
