This is a work that purports to link spatial analysis with real estate analysis using a GIS. The authors may have carried out an interesting work, but papers with serious deficits in their mathematical notation or explanation of mathematical formulas, are not ready for publication. Consider for instance the following

1) Formula 3 has one parenthesis only (the other one is missing).

2)The notation ε,ε~N(0,σ2Ι) does not make sense mathematically and should be corrected. This term reappears in almost all formulas, even at the final formula of line 391.

3) it is unknown how the parameters λ, μ, ε are calculated numerically, what ranges of values they assume and why.

4) It is also unknown what values does σ2Ι

5) The equations in lines 387 and 391 have the same numbering (2).

Aim of the work is to benchmark the price of rental housing. The topic is interesting and some suggestions are provided in order to improve the work:

  • clarifly the reasons of the work and the main innovative contribution

Introduction

Materials and methods

  • add a tabel with all the indicators considered, each source of data and the reference of years

Conclusions

  • Suggest the usefulness of the study for the final users
