This study examines the impact of personal remittances on housing prices in European Union (EU) countries, while also accounting for a broader set of macroeconomic, demographic, and structural variables. Using annual data for 27 EU countries from 2007 to 2022, we employ a comprehensive panel econometric approach, including cross-sectional dependence tests, second-generation unit root tests, pooled mean group–autoregressive distributed lag (PMG-ARDL) estimation, and panel causality tests, to capture both short- and long-term dynamics. Our findings confirm that remittances significantly and positively influence long-term housing price levels, underscoring their relevance as a demand-side driver. Other key variables such as net migration, GDP, travel credit to GDP, economic freedom, and real effective exchange rates also contribute to housing price movements, while supply-side indicators, including production in construction and building permits, exert moderating effects. Moreover, real interest rates are shown to have a significant long-term negative effect on property prices. The analysis reveals key causal links from remittances, FDI, and net migration to housing prices, highlighting their structural and predictive roles. Bidirectional causality between economic freedom, housing output, and prices indicates reinforcing feedback effects. These findings position remittances as both a development tool and a key indicator of real estate dynamics. The study highlights complex interactions between international financial flows, demographic pressures, and domestic economic conditions and the need for policymakers to consider remittances and migrant investments in real estate strategies. These findings offer important implications for policymakers seeking to balance housing affordability, investment, and economic resilience in the EU context and key insights into the complexity of economic factors and real estate prices. Importantly, the analysis identifies several causal relationships, notably from remittances, FDI, and net migration toward housing prices, underscoring their predictive and structural importance. Bidirectional causality between economic freedom and house prices, as well as between housing output and pricing, reflects feedback mechanisms that further reinforce market dynamics. These results position remittances not only as a developmental instrument but also as a key signal for real estate market performance in recipient economies. Full article

The prediction of real estate values is vital for taxation, transactions, mortgages, and urban policy development. Values can be predicted more accurately by statistical or advanced methods together when the size of the data is huge. In metropolitan cities like İstanbul, where size of the real estate data is vast and complex, mass appraisal methods supported by Machine Learning offer a scalable and consistent alternative. This study employs six algorithms: Artificial Neural Network, Extreme Gradient Boosting, K-Nearest Neighbors, Support Vector Regression, Random Forest, and Semi-Log Regression, to estimate the values of real estate on both the Asian and European continent parts of İstanbul. In total, 168,099 residential properties were utilized along with 30 of their features from both sides of the Bosphorus. The results show that RF yielded the best performance in Beşiktaş, while XGBoost performed best in Üsküdar. ANN also produced competitive results, although slightly less accurate than those of XGBoost and RF. In contrast, traditional SVR and SLR models underperformed, especially in terms of R2 and RMSE values. With its large-scale dataset, focusing on one of the greatest metropolitan areas, Istanbul, and the usage of multiple ML algorithms, this study stands as a comprehensive and practical contribution to the field of automated real estate valuation. This study explores the role of egoistic and altruistic values on green real estate purchase intention among young consumers in Canada aged between 20 and 40 years. In addition, this study examines the mediating effects of pro-environmental self-identity between social consumption motivation and green real estate purchase intention. A quantitative cross-sectional research design with an explanatory nature is employed. A total of 432 participating consumers in Canada, comprising 44% men and 48% women, with a graduate educational background accounting for 46.7%, and the ages between 24 and 35 contributing 75.2%, were part of the study, and the data collection used a survey method with a purposive sampling, followed by a respondent-driven method. Descriptive and inferential statistics were performed on the scales used for the study variables. A structural equational model and path analysis were conducted to derive the results, and the relationships were positive and significant. The study results infer the factors contributing to green real estate purchase intention, including altruistic value, egoistic value, social consumption motivation, and pro-environmental self-identity, with pro-environmental self-identity mediating the relationship. This study emphasizes the relevance of consumer values in real estate purchasing decisions, urging developers and marketers to prioritize ethical ideas, sustainable practices, and building a feeling of belonging and social connectedness. Offering eco-friendly amenities and green construction methods might attract clients, but creating a secure area for social interaction is critical. To the best of the authors’ knowledge, this research is the first to explore the role of egoistic and altruistic values on purchase intention, mainly in the housing and real estate sector, with the target consumers being young consumers in Canada. In this paper a new state model is introduced, an adaptative state model in a binary temporal representation (ASMBRT) as well as its application in constructing an algorithmic trading system. The presented model uses the binary temporal representation, which allows for a precise analysis of exchange rates without losing any informative value of the data. The basis of the model is the trajectory analysis for the ensuing changes in price quotations and dependencies between the duration of each change. The main advantage of the model is to eliminate the threshold analysis, used in existing state models. This solution allows for a more accurate identification of investor behavior patterns, which translates into a reduction of investment risk. In order to verify obtained results in practice, the paper presents a concept of creating an algorithmic trading system and an analysis of its financial effectiveness for the exchange rate most popular among investors, namely EUR/USD. The construction industry has been troubled by a shortage of skilled labor and safety accidents in recent years. Therefore, more and more robots are introduced to undertake dangerous and repetitive jobs, so that human workers can concentrate on higher-value and creative problem-solving tasks. Nevertheless, although human–robot collaboration (HRC) shows great potential, most existing evaluation methods still focus on the single performance of either the human or robot, and systematic indicators for a whole HRC team remain insufficient. To fill this research gap, the present study constructs a comprehensive evaluation framework for HRC team performance in construction projects. Firstly, a detailed literature review is carried out, and three theories are integrated to build 33 indicators preliminarily. Afterwards, an expert questionnaire survey (N = 15) is adopted to revise and verify the model empirically. The survey yielded a Cronbach’s alpha of 0.916, indicating excellent internal consistency. The indicators rated highest in importance were task completion time (µ = 4.53) and dynamic separation distance (µ = 4.47) on a 5-point scale. Eight indicators were excluded due to mean importance ratings falling below the 3.0 threshold. The framework is formed with five main dimensions and 25 concrete indicators. Finally, an AHP-TOPSIS method is used to evaluate the HRC team performance. The AHP analysis reveals that Safety (weight = 0.2708) is prioritized over Productivity (weight = 0.2327) by experts, establishing a safety-first principle for successful HRC deployment. The framework is demonstrated through a case study of a human–robot plastering team, whose team performance scored as fair. This shows that the framework can help practitioners find out the advantages and disadvantages of HRC team performance and provide targeted improvement strategies. Furthermore, the framework offers construction managers a scientific basis for deciding robot deployment and team assignment, thus promoting safer, more efficient, and more creative HRC in construction projects. Smart living is strongly promoted to enhance the quality of life via the application of innovative solutions, and this is driven by domain specialists and policymakers, including designers, urban planners, computer engineers, and property developers. Nonetheless, the actual user, whose views ought to be considered during the design and development of smart living systems, has received little attention. Thus, this study aims to identify and examine the critical smart functions to achieve smart living in smart buildings based on occupants’ perceptions. The aim is achieved using a sequential quantitative research method involving a literature review and 221 valid survey data gathered from a case of a smart student residence in Hong Kong. The method is further integrated with descriptive statistics, the Kruskal–Walli’s test, and the criticality test. The results were validated via a post-survey with related experts. Twenty-six critical smart functions for smart living were revealed, with the top three including the ability to protect personal data and information privacy, provide real-time safety and security, and the ability to be responsive to users’ needs. A need was discovered to consider the context of buildings during the design of smart living systems, and the recommendation is for professionals to understand the kind of digital technology to be integrated into a building by strongly considering the context of the building and how smart living will be achieved within it based on users’ perceptions. The study provides valuable insights into the occupants’ perceptions of critical smart features/functions for policymakers and practitioners to consider in the construction of smart living systems, specifically students’ smart buildings. This study contributes to knowledge by identifying the critical smart functions to achieve smart living based on occupants’ perceptions of smart living by considering the specific context of a smart student building facility constructed in Hong Kong. Digital technologies could facilitate green development by enhancing energy efficiency. However, existing research on coupling coordination between digital infrastructure and green development remains scarce. To fill this research gap, this study analyzes the spatio-temporal variations and barriers of coupling coordination. An evaluation index system is established and then the coupling relationship and the barrier factors between digital infrastructure and green development are analyzed. A provincial analysis is conducted by using data from China. The results in the study indicate (1) coupling coordination between digital infrastructure and green development exhibits a relatively low state, characterized by an overall upward trend; (2) noteworthy disparities are observed in the spatio-temporal pattern of the coupling coordination degree, reflecting the overall evolutionary trend from low to high coupling coordination, along with the characteristics of positive spatial correlation and high spatial concentration; and (3) obstacle factors are analyzed from the aspects of digital infrastructure and green development, emphasizing the construction of mobile phone base stations and investment in pollution control, among other aspects. This study contributes valuable insights for improvement paths for digital infrastructure and green development, offering recommendations for optimizing strategies to promote their coupled development. In a rapidly evolving business landscape, the success of software development (SD) projects is increasingly impacted by uncertainty, which poses significant challenges for project managers. Despite the known influence of uncertainty on project outcomes, its types, causes, and challenges in software remain inadequately understood. This review conducts a systematic analysis of previous related SD projects and related research to clarify these aspects, ultimately identifying key research gaps and proposing future research directions. By adopting a mixed-methods review that integrates scientometric analysis and systematic review methods, this study analysed 60 articles from the Scopus database. The results reported nine causes, six types, and nine challenges associated with uncertainty in SD to provide insights for project managers and researchers in understanding and managing uncertainty more effectively. Additionally, this study proposes four areas for further research to enhance focus and innovation in SD project management. Full article

Rough sets and fuzzy sets are two complementary approaches for modeling uncertainty and imprecision. Their integration enables a more comprehensive representation of complex, uncertain systems. However, existing rough fuzzy sets models lack the expressive power to fully capture the interactions among structural uncertainty, cognitive hesitation, and multi-level granular information. To address these limitations, we achieve the following: (1) We propose intuitionistic fuzzy covering rough membership and non-membership degrees based on maximal description and construct a new single-granulation model that more effectively captures both the structural relationships among elements and the semantics of fuzzy information. (2) We further extend the model to a multi-granulation framework by defining optimistic and pessimistic approximation operators and analyzing their properties. Additionally, we propose a neutral multi-granulation covering rough intuitionistic fuzzy sets based on aggregated membership and non-membership degrees. Compared with single-granulation models, the multi-granulation models integrate multiple levels of information, allowing for more fine-grained and robust representations of uncertainty. Finally, a case study on real estate investment was conducted to validate the effectiveness of the proposed models. The results show that our models can more precisely represent uncertainty and granularity in complex data, providing a flexible tool for knowledge representation in decision-making scenarios. The accurate estimation of urban property values is a key challenge for appraisers, market participants, financial institutions, and urban planners. In recent years, machine learning (ML) techniques have emerged as promising tools for price forecasting due to their ability to model complex relationships among variables. However, their application raises two main critical issues: (i) the risk of overfitting, especially with small datasets or with noisy data; (ii) the interpretive issues associated with the “black box” nature of many models. Within this framework, this paper proposes a methodological approach that addresses both these issues, comparing the predictive performance of three ML algorithms—k-Nearest Neighbors (kNN), Random Forest (RF), and the Artificial Neural Network (ANN)—applied to the housing market in the city of Salerno, Italy. For each model, overfitting is preliminarily assessed to ensure predictive robustness. Subsequently, the results are interpreted using explainability techniques, such as SHapley Additive exPlanations (SHAPs) and Permutation Feature Importance (PFI). This analysis reveals that the Random Forest offers the best balance between predictive accuracy and transparency, with features such as area and proximity to the train station identified as the main drivers of property prices. kNN and the ANN are viable alternatives that are particularly robust in terms of generalization. The results demonstrate how the defined methodological framework successfully balances predictive effectiveness and interpretability, supporting the informed and transparent use of ML in real estate valuation. This study evaluates the risk-adjusted performance of Hospitality REITs using multi-factor asset pricing models and downside risk measures with the aim of assessing their diversification potential and crisis sensitivity. Unlike prior studies that examine REITs in aggregate, this study isolates Hospitality REITs to explore their unique cyclical and macroeconomic sensitivities. This study looks at the risk-adjusted performance of Hospitality Real Estate Investment Trusts (REITs) in relation to more general REIT indexes and the S&P 500 Index. The study reveals that monthly returns of Hospitality REITs increasingly move in tandem with the stock markets during financial crises, which reduces their historical function as portfolio diversifiers. Investing in Hospitality REITs exposes one to the hospitality sector; however, these investments carry notable risks and provide little protection, particularly during economic upheavals. Furthermore, the study reveals that Hospitality REITs underperform on a risk-adjusted basis relative to benchmark indexes. The monthly returns of REITs show significant volatility during the post-COVID-19 era, which causes return-to-risk ratios to be below those of benchmark indexes. Estimates from multi-factor models indicate negative alpha values across conditional models, indicating that macroeconomic variables cause unremunerated risks. This industry shows great sensitivity to market beta and size and value determinants. Hospitality REITs’ susceptibility comes from their showing the most possibility for exceptional losses across asset classes under Value at Risk (VaR) and Conditional Value at Risk (CvaR) downside risk assessments. The findings have implications for investors and portfolio managers, suggesting that Hospitality REITs may not offer consistent diversification benefits during downturns but can serve a tactical role in procyclical investment strategies. Urban health planning requires a multi-scalar understanding of the territory, capable of capturing socio-economic inequalities and health needs at the local level. In the case of Rome, current administrative subdivisions—Urban Zones (Zone Urbanistiche)—are too large and internally heterogeneous to serve as effective units for equitable health planning. This study presents a methodology for the territorial redefinition of Rome’s Municipality III, aimed at supporting healthcare planning through an integrated analysis of census sections. These were grouped using a combination of census-based socio-demographic indicators (educational attainment, employment status, single-person households) and real estate values (OMI data), alongside administrative and road network data. The resulting territorial units—21 newly defined Mesoareas—are smaller than Urban Zones but larger than individual census sections and correspond to socio-territorially homogeneous neighborhoods; this structure enables a more nuanced spatial understanding of health-related inequalities. The proposed model is replicable, adaptable to other urban contexts, and offers a solid analytical basis for more equitable and targeted health planning, as well as for broader urban policy interventions aimed at promoting spatial justice. The superb dynamic performance of steel-plate composite (SC) structures under unexpected impact loading depends on the good design of the connection between the SC wall and foundation. This study investigated the flexural behavior and dynamic responses of SC wall-to-foundation connections subjected to low-velocity impact. Impact tests were performed on three SC connection specimens to evaluate failure mode, impact force, deflection, and strain responses. The effects of concrete strength grade and impact energy were analyzed in detail. All specimens exhibited flexural failure, with three distinct stages observed during impact. The experimental results demonstrated that compared to the specimen with C30 concrete, the specimen with C50 concrete significantly reduced wall damage, decreased deflections, and enhanced deflection recovery ability. It can be concluded that increasing the concrete strength grade effectively improves the impact resistance of SC wall-to-foundation connections. In addition, peak impact force, global deflection response, residual strains, and interface crack length were highly sensitive to changes in impact energy, whereas deflection recovery exhibited lower sensitivity. Furthermore, a finite element model was developed and validated against experimental results. Multidimensional Evaluation Framework and Classification Strategy for Low-Carbon Technologies in Office Buildings

The global climate crisis has driven unprecedented agreements among nations on carbon mitigation. With China’s commitment to carbon peaking and carbon neutrality targets, the building sector has emerged as a critical focus for emission reduction, particularly because office buildings account for over 30% of building energy consumption. However, a systematic and regionally adaptive low-carbon technology evaluation framework is lacking. To address this gap, this study develops a multidimensional decision-making system to quantify and rank low-carbon technologies for office buildings in Beijing. The method includes four core components: (1) establishing three archetypal models—low-rise (H ≤ 24 m), mid-rise (24 m < H ≤ 50 m), and high-rise (50 m < H ≤ 100 m) office buildings—based on 99 office buildings in Beijing; (2) classifying 19 key technologies into three clusters—Envelope Structure Optimization, Equipment Efficiency Enhancement, and Renewable Energy Utilization—using bibliometric analysis and policy norm screening; (3) developing a four-dimensional evaluation framework encompassing Carbon Reduction Degree (CRD), Economic Viability Degree (EVD), Technical Applicability Degree (TAD), and Carbon Intensity Degree (CID); and (4) conducting a comprehensive quantitative evaluation using the AHP-entropy-TOPSIS algorithm. The results indicate distinct priority patterns across the building types: low-rise buildings prioritize roof-mounted photovoltaic (PV) systems, LED lighting, and thermal-break aluminum frames with low-E double-glazed laminated glass. Mid- and high-rise buildings emphasize integrated PV-LED-T8 lighting solutions and optimized building envelope structures. Ranking analysis further highlights LED lighting, T8 high-efficiency fluorescent lamps, and rooftop PV systems as the top-recommended technologies for Beijing. Additionally, four policy recommendations are proposed to facilitate the large-scale implementation of the program. This study presents a holistic technical integration strategy that simultaneously enhances the technological performance, economic viability, and carbon reduction outcomes of architectural design and renovation. It also establishes a replicable decision-support framework for decarbonizing office and public buildings in cities, thereby supporting China’s “dual carbon” goals and contributing to global carbon mitigation efforts in the building sector. This study investigates the relationships between proactive personality, psychological capital, work engagement, work well-being, and innovative work behavior among employees in Saudi public authorities, based on the conservation of resources theory and the job demands-resources model. Using a sequential mediation model, data from 457 public employees were analyzed through structural equation modeling. The results show that a proactive personality and psychological capital significantly predict work engagement, but neither is significantly related to work well-being. Notably, while a proactive personality does not directly impact innovative work behavior, psychological capital does. Additionally, work well-being partially mediates the relationship between work engagement and innovative work behavior. These findings suggest that enhancing psychological capital and fostering engagement are key to promoting innovation. The mediating role of well-being highlights the importance of employee welfare in this process. This study provides practical implications for HR managers in the Saudi public sector and emphasizes strategies for building internal psychological resources. However, as data were collected from a single source, future research should include multiple key informants to enhance generalizability. This study builds on theory by demonstrating how proactive personality and psychological capital jointly stimulate innovative behavior through engagement and well-being, enriching the job demands-resources model with personal resource dynamics in public sector organizations.
